1. Purpose and Commitment
Condominium Management Group (CMG) is committed to ensuring equal access and participation for people with disabilities in the communities we manage. We are dedicated to treating all residents, visitors, and employees with disabilities in a way that allows them to maintain their dignity and independence. We believe in integration and equal opportunity, and we are committed to meeting the needs of people with disabilities promptly. We will do so by removing and preventing barriers to accessibility and by meeting our accessibility requirements under Ontario’s accessibility laws.
2. Scope
This policy applies to all employees, contractors, and volunteers of CMG, as well as to all aspects of our operations, including but not limited to:
- Customer service and resident interactions
- Employment practices
- Information and communications
- Maintenance and management of common areas and shared spaces
- Emergency procedures and safety information
3. Definitions
- Accessibility: The degree to which a product, device, service, or environment is available to as many people as possible, including people with disabilities.
- Disability: As defined by the Accessibility for Ontarians with Disabilities Act (AODA) and the Ontario Human Rights Code.
- Common Elements: Areas of the condominium property that are shared by all residents, such as lobbies, elevators, parking areas, and recreational facilities.
4. Policy Statements
4.1 Information and Communications
- We will communicate with residents, employees, and visitors with disabilities in ways that consider their disabilities.
- We will provide information about our company and its services, including emergency procedures and safety information, in accessible formats or with communication support upon request.
- We will ensure that our website and web content conform with WCAG 2.0 Level AA standards.
4.2 Employment
- We will notify employees, potential hires, and the public that accommodations can be made during recruitment and hiring.
- We will notify staff that support is available for those with disabilities.
- We will put in place a process to develop individual accommodation plans for employees.
- We will have a return-to-work process in place for employees who have been absent due to a disability.
4.3 Training
- We will provide all employees, contractors, and volunteers with training on Ontario’s accessibility laws and the Human Rights Code as it relates to people with disabilities.
- Training will cover how to interact and communicate with residents and visitors with various types of disabilities as well as how to use any equipment or devices available on the premises to assist people with disabilities.
4.4 Common Elements and Public Spaces
- We will ensure that common elements in the condominium properties we manage meet accessibility standards, including but not limited to, elevators and ramps, service counters and waiting areas, and accessible parking spaces and recreational facilities.
- When planning renovations or updates to common elements, we will consider accessibility requirements and consult with the condominium board to ensure compliance.
4.5 Customer Service and Resident Interactions
- We will provide accessible customer service to people with disabilities, ensuring they receive the same quality of service as all other residents and visitors.
- We will allow people with disabilities to use their assistive devices when accessing our services or the common elements of the properties we manage.
- We will allow people with disabilities to be accompanied by their service animals in areas open to the public or other third parties, except where prohibited by law.
- We will permit people with disabilities to be accompanied by support persons and, where applicable, ensure that the person with a disability has access to their support person at all times.
4.6 Notice of Temporary Disruptions
- In the event of a planned or unexpected disruption in the facilities or services usually used by people with disabilities in the properties we manage, we will provide notice.
- This notice will include information about the reason for the disruption, its anticipated duration, and a description of alternative facilities or services, if available.
4.7 Emergency Procedures
- We will develop individualized emergency response plans for employees with disabilities, when necessary.
- We will work with condominium boards to ensure that emergency procedures in the properties we manage consider the needs of residents with disabilities.
5. Responsibility
The Facilities Manager (or other designated position) will be responsible for reviewing this policy annually and recommending amendments to ensure ongoing compliance with regulated accessibility standards and legislated obligations.
6. Feedback Process
We welcome feedback on how we provide accessible Condominium Management services. Resident feedback can be provided via email, phone, in person at our office, or through our Client Services team. Should an alternative format be requested for feedback, an alternative will be provided.
7. Modifications to This or Other Policies
Any policy of CMG that does not respect and promote the dignity and independence of people with disabilities will be modified or removed.

This policy exists to achieve service excellence for residents and employees with disabilities. If anyone has a question about the policy, or if the purpose of a policy is not understood, an explanation should be provided by, or referred to, the Facilities Manager of CMG.
